The Price of Money Still Shapes Everything
Interest rates are not one input among many. They are the price attached to time, and almost every financial decision is quietly denominated in them.
Interest rates are usually discussed as a policy story: a committee meets, a number changes, markets react. That framing understates what the number is. A rate is the price of money across time — what must be paid to have resources now rather than later. Almost every financial decision, and a great many decisions that do not look financial, contains that price somewhere inside it.
A discount rate applied to the future
Anything that produces cash in the future — a company, a bond, a rental property, a business plan — is worth some amount today. Converting future cash into a present value requires a rate, and that rate reflects what could be earned elsewhere at comparable risk. When the reference rate rises, the present value of distant cash falls, even if nothing about the underlying activity has changed.
This is why assets whose value depends mostly on cash flows far in the future are more sensitive to rate changes than assets producing cash now. It is a mathematical property, not a judgement about quality.
The same price, appearing in different clothes
- A mortgage payment is the price of money applied to a house.
- A corporate hurdle rate is the price of money applied to a project.
- A valuation multiple embeds the price of money applied to profits.
- A working-capital facility is the price of money applied to a timing gap.
- A saver holding cash is being paid the price of money for waiting.
What changes when it is no longer cheap
A long stretch of very low rates rewards a particular set of behaviours: heavy borrowing, growth funded ahead of profit, long-dated bets, and financial engineering. None of these are illegitimate. They are simply sensitive to an assumption, and when the price of time rises, that sensitivity becomes visible — typically in the order of who has to refinance first.
When the price of time changes, every plan that depended on time being cheap has to be re-examined — including the ones nobody thought of as financial. Staffing plans, inventory policies, expansion timelines and household budgets all contain an implicit assumption about the cost of waiting.
The reading habit this suggests
When a rate decision is announced, the decision itself is often the least informative part. More useful: what had already been expected, what the accompanying language implies about the range of future outcomes, and which borrowers are closest to needing to refinance. Those three things say considerably more than the headline number.
